    Utah’s population has increased by almost one million people in the past decade, but homebuilding has struggled to keep up. The recent rise in interest rates has further strained development. Our state is currently experiencing a significant housing affordability crisis, which is already impacting our economy and quality of life.

    Nick Fritz

    Intermountain Healthcare

    Nick Fritz has been the Impact Investing Director at Intermountain Healthcare since July 2019. Since that time, Nick has enjoyed working with stakeholders from the many communities that Intermountain serves to develop an impact investing program to meet their needs. Although Intermountain’s impact investing effort is young, it has already made several high-impact investments to help address social determinants of health for Utah’s vulnerable populations. Prior to joining Intermountain, Nick was a Director of Data, Performance, and Policy Innovation at Sorenson Impact Center, a nonprofit consulting firm housed within the David Eccles School of Business at the University of Utah. Nick’s work at Sorenson was focused on providing nonprofit and government clients with the tools to implement outcomes-based funding. Nick has an MBA from the University of Utah, and a BS in Mechanical Engineering Technology from the University of Akron in Ohio, Nick’s home state. Nick served as an officer in the United States Marine Corps following completion of his undergraduate studies. This experience solidified a passion to serve others, and Nick is grateful to be able to continue to pursue that passion in his current work. Nick currently serves on the board of the Community Foundation of Utah, Housing Connect Fund, and the Utah Housing Coalition.

    Spencer Levy

    Global Chief Client Officer and Senior Economic Advisor, CBRE, Inc.

    Spencer Levy is the Global Client Strategist and Senior Economic Advisor for CBRE, the largest commercial real estate firm in the world. Spencer is part of our Global Client Care team, a group of professionals around the world who are responsible for account management and client experience programs for the company’s largest clients. In addition to his client-facing role, Spencer serves as a primary company spokesperson and is considered one of the most insightful commentators on issues of importance to commercial real estate. He is frequently quoted in major business publications and is the host of CBRE’s award-winning podcast The Weekly Take, the most heavily downloaded podcast in commercial real estate.

    Stephen Alfandre

    Urban Alfandre

    Stephen is a Founding Principal of Urban Alfandre and brings over 17 years of real estate acquisition, development, finance, and operational experience to the company. He has been directly involved in building a 2500-unit pipeline in the Salt Lake City market. Recently he led the acquisition and development efforts for the Toll Brothers City Living office in Washington DC where he sourced all types of urban residential deals in multiple submarkets. Prior to Toll Brothers, Stephen worked with the Bozzuto Group where he managed multiple infill residential developments. He also spent time working in various real estate consulting and development roles in Salt Lake City prior to moving back east. Stephen received an MBA in real estate and entrepreneurship from Georgetown University and a bachelors degree in Urban Planning from Brigham Young University. Stephen grew up in the Washington DC area and now lives in the greater Salt Lake City area with his wife and five children.

    Wayne Niederhauser

    Executive Director, Utah Office of Homeless Services

    Wayne Niederhauser is a former state legislator serving in the Utah State Senate for twelve and a half years, six of those years as Senate President. He helped lead the State out of the Great Recession into an era of great prosperity. The focus of his efforts and leadership was centered around the need to address the challenges of Utah’s amazing growth and the need to modernize tax policy. Outside of public service, Wayne is a Certified Public Accountant and Real Estate Broker. He received his education from Utah State University where he earned a master’s degree in accounting. While attending the University, he met and married his wife, Melissa Barrett. They have been married for forty years and have five children and two grandchildren. His public service now consists of serving full-time as the Utah Homelessness Coordinator (Executive Director of the Office of Homeless Services) and on the boards of several non-profit organizations. He is a board member on the Olympic Legacy Foundation, Shelter the Homeless and the Salt Lake City-Utah Committee for the Games (Olympics). Wayne has worked hard to learn about Utah’s homelessness response system. He has travelled the state to meet with local officials and providers of homeless services, but his best understanding has come from visiting with those who are experiencing homelessness, which he does on a weekly basis. Key accomplishments in his first two years as coordinator are: complete revision of Utah’s Plan to Address Homelessness, unprecedented funding from the legislature for deeply affordable housing and services, significant policy changes through legislation and more effective coordination.

    Katie Seiffert

    Catalyst

    Katie is an experienced real estate investment professional with a background that includes institutional investment management, acquisitions, asset management, and development across all commercial real estate asset types. Prior to joining Catalyst Opportunity Funds, Katie worked for a Fort Worth, Texas based developer on a $100 million portfolio of new construction and adaptive reuse projects from initial underwriting and acquisition through development and strategic asset management. Katie also previously spent three years at Fortress Investment Group working on equity and debt positions totaling $720 million and $550 million, respectively. Her experience at Fortress covered both stabilized and development assets and included over 3 million square feet of retail and office throughout the United States. She also spent time at L&B Realty Advisors working on a portfolio totaling $4.7 billion where she provided oversight of asset valuations, investor reporting and execution of investment strategy.

    Ashley Atkinson

    Perpetual Housing Fund

    Ashley is passionate about real estate and the local housing market. She’s currently developing infill residential projects throughout the Salt Lake Valley. Her goal is to develop projects that serve under-supplied areas of the market. She is dedicated to creating more attainable and creative housing without sacrificing quality and design. Ashley began her career in commercial real estate and construction lending. She has spent the past five years with Sequoia Development managing the development of hospitality, office, and residential projects from land acquisition throughout completion. Ashley also owns her own company, Williamson Development, which focuses on residential development, sales, and investments. Ashley is the incoming President of the Salt Lake Home Builders Association for 2022. She also chairs the Women’s Council of the Ivory Boyer Real Estate Center at the University of Utah. Ashley holds a BS in Finance, Master of Real Estate Development, and graduate certificate of Urban Planning from the University of Utah. Ashley loves traveling and spending time in Utah’s beautiful mountains

    Joe Minicozzi

    Principal, Urban3, LLC

    Joe Minicozzi is an urban planner imagining new ways to think about and visualize land use, urban design and economics. Joe founded Urban3 to explain and visualize market dynamics created by tax and land use policies. Urban3's work establishes new conversations across multiple professional sectors, policy makers, and the public to creatively address the challenges of urbanization. Urban3’s extensive studies range geographically over 30 states, Canada, Australia and New Zealand. Joe holds a Bachelor of Architecture from the University of Miami and Master of Architecture and Urban Design from Harvard University. In 2017, Joe was recognized as one of the 100 Most Influential Urbanists of all time.

    Kevin Emerson

    Director of Building Efficiency and Decarbonization, Utah Clean Energy

    In addition to being a father, bicycle commuter, gardener and native plant lover, I am the lead for energy efficiency and building decarbonization programs, policy, and regulatory activities for Utah Clean Energy. I have spearheaded efforts to pass local and state policies to enable innovative financing clean energy projects, improvements to energy codes for Utah homes and buildings, advanced energy transparency for residential, municipal and commercial buildings, and championed policies to expand electric vehicle incentives and infrastructure. I am a member of the board of AEE Utah and a regular participant in energy efficiency advisory groups for both Rocky Mountain Power and Dominion Energy. My previous experience includes serving as a public member of Utah’s Uniform Building Code Commission, a Co-Facilitator of the ILFI Great Basin Collaborative, a consultant on Salt Lake City’s Project Skyline and Elevate Buildings initiatives, co-chair of the Building Efficiency Committee for the State of Utah’s Energy Efficiency and Conservation Plan, and serving on the Energy Management Program Advisory Committee for Salt Lake Community College. Kevin graduated with a B.S. in Environmental Studies from the University of Utah and an M.Sc. in Environmental Sustainability from the University of Edinburgh. I am very interested in helping ULI Utah members understand and adopt sustainable and regenerative development and building practices that benefit our air quality, support a healthy climate, improve housing affordability, and benefit all community members - especially those who are traditionally underrepresented.

    Ryan Davis

    Partner, J Fisher Company

    Ryan Davis is a Partner at J. Fisher Companies where he focuses on the firm’s affordable and workforce housing strategies, including deal sourcing, transaction management, capital origination, and community partnerships. Ryan is also focused on expanding public-private partnerships for both ground-up development and acquisition-rehab preservations. Ryan has 15 years of experience in real estate specializing in private equity, institutional investments, and public-private partnerships, holding prior roles at DiNapoli Capital Partners, Lendlease, Jones Lang LaSalle, and Bank of America. He has transacted over$1.0B nationally, where his experiences have encompassed full investment lifecycle responsibilities including acquisitions, development, repositions and development, repositions and renovations, asset management, capital restructuring, and dispositions. Prior portfolios under his investment management include 6,000+ multifamily units and 12,000+ family housing dwellings. Ryan is an Adjunct Professor with the Master of Real Estate Development and Master of Finance programs at the University of Utah. He currently teaches a class dedicated to researching and providing industry solutions to the housing affordability crisis. He holds a B.S. in Business Administration from the University of North Carolina at Chapel Hill and a Master of Real Estate Development from the University of Utah.
