    Join us in celebrating International Women’s Day by tuning into this comprehensive discussion where we will hear from three female developers on how they are making the development of affordable housing pencil across the U.S.
     
    We live in a world where nearly half of all renter households are rent burdened and more than a quarter spend over 50% of their income on rent. The majority of housing being built (9 of every 10 units) is luxury housing. The market is suffering from a severe lack of supply of housing affordable to the middle class.
     
    The panelists have a breadth of experience in developing impactful multi-family housing in a variety of different markets and market cycles. The case studies from their portfolio offer examples of scalable models and market insights on impactful housing development.

    Nina Tschinkel

    Catalyst Opportunity Funds

    Nina is a Vice President at Catalyst responsible for leading impact initiatives, investor relations, and setting a vision for our firm-wide communications strategy. Nina brings unique experience in business and sustainability strategy, impact measurement and reporting, brand communications and storytelling, and fundraising. Prior to joining Catalyst, Nina spent nine years at Eileen Fisher, an iconic B Corp garment manufacturer and industry leader in sustainable apparel and circular design. At Eileen Fisher, Nina managed the Design and Merchandising departments, and developed sustainable product strategies to drive $400m in annual revenue across direct to consumer and wholesale channels. Nina was part of a core leadership team to create, implement and mange the company’s sustainability vision and strategy. Nina holds an A.A. from Bard College, a B.A. from Davidson College and an M.B.A in Sustainability and Impact Finance from Bard Graduate Programs in Sustainability, the country’s foremost program in sustainable business.

    Cathy Reines

    Cathy is the Founder, President and CEO of Kōz Development, which was formed in 2014. Prior to joining Kōz, Cathy was the President & CEO of Footprint Investments, the Seattle-based micro-housing development, construction and property management company founded by Jim Potter. Cathy also brings over 25 years of experience from financial institutions and information technology groups, where she served as CEO and CFO. Kōz understands the need to offer affordable rents and is committed to making a social impact in the neighborhoods where their communities are located. They strive to keep their base rent rate at approximately 65% - 75% of a comparable (quality and location) apartment and are committed to an onsite team that cares about the residents and the neighborhood, as a whole. Kōz also appreciates the simple lifestyle that their residents seek and accordingly provides a simple rent structure - one monthly payment, which includes all utilities, collected electronically. Kōz has completed 17 projects with 6 currently under construction and 14 in the pipeline.

    Gretchen Milliken

    Milliken Design Development

    Gretchen Milliken is an architect and city planner, currently the Planning Director for Park City, UT. She moved to Park City in 2021 from Louisville, KY where she was the Director of Advanced Planning and Sustainability for Louisville Metro Government. Gretchen began her professional career in Stockholm, Sweden where Urban Planning is synonymous with smart growth and sustainability, and brings a holistic approach to urban planning and design with a focus on people and the environment. Since moving to the US in 2012, Gretchen has played a key role in several large planning initiatives including Vision Louisville, a 25-year visionary plan; MOVE Louisville, the city’s multi-modal transportation plan; Prepare Louisville – Building a Climate Resilient City for All; and the update of Louisville’s Comprehensive Plan, Plan 2040. Several catalytic projects have resulted from these initiatives, namely a free Cultural Pass for Louisville youth, a 15-mile Bus Rapid Transit (BRT) line and reimagining several of the city’s more challenging transportation corridors. In addition, Gretchen co-chaired the Choice Neighborhood Planning Initiative in the Russell neighborhood together with Louisville Metro Housing Authority resulting in over $30 million in grant funding for sustainable, multi-generational, mixed-income redevelopment.

    Mariah Gratz

    CEO, Weyland Ventures

    Mariah Gratz is CEO of Weyland Ventures, which under her leadership has more than doubled in size. Weyland Ventures brings new life to urban communities by revitalizing the built environment through unique mixed-use developments. For Gratz, at the heart of all Weyland’s projects is an emphasis on respecting the local fabric of each community while creating dynamic, 24-hour mixed-use neighborhoods full of character, stories, and vibrancy. Gratz’s recognition of the inevitability of change, the necessity of perseverance, and the importance of preserving local character is reflected across the Weyland Ventures portfolio. Born and raised in Louisville, Kentucky, Gratz studied biomedical engineering at both Washington University in St. Louis and Imperial College of Science, Technology, and Medicine in London, England. After working in medical device product development for ABIOMED, Gratz returned to Louisville to lead a cross-functional development team for Weyland Ventures. Realizing that while her experience was in product development, real estate was–at its core–a product that can improve people’s lives. Gratz completed her MBA in August 2016 at the University of North Carolina–Chapel Hill. That same year, Gratz became CEO of Weyland Ventures.

    Alexandra Stoelzle

    Director of Development, Blaser Ventures

    Alexandra brings over 10 years of experience managing large scale, complex, mixed-use commercial development projects in prime US markets and is responsible for overseeing Blaser Ventures’ mixed-use development portfolio. Prior to joining Blaser Ventures in December 2021, Alexandra was the Director of Development and Land Planning at Kilroy Realty Corporation in San Francisco, CA, where she was responsible for entitling and managing Kilroy’s most complicated development projects across the West Coast, totaling approximately $7 billion. Most significantly, she spearheaded the largest office approval in the history of San Francisco - the 2.3-million-square-foot Flower Mart Project. As part of this project, she also entitled and managed the development of a 100,000-square-foot adaptive reuse below market rate industrial development in Potrero Hill, San Francisco as the new home for the 100-year-old San Francisco Flower Market. She also led the transit and marina infrastructure planning for Kilroy Oyster Point, a 3-million-square-foot waterfront office and life science campus in South San Francisco. Alexandra earned a Master of City Planning and an Interdisciplinary Graduate Certificate in Real Estate from the University of California, Berkeley and a dual Bachelor of Business Administration in International Business and in Marketing from Grand Valley State University. She currently serves on the Board of Directors for Fort Mason Center for Arts & Culture, the Urban Land Institute (ULI) NEXT Americas Leadership Steering Committee, and Design Build International Assoc. (DBIA) - Utah Chapter. Additionally, she sits on the ULI Urban Revitalization Council, the ULI Utah Housing Summit Committee, and is co-chair of the NAIOP SFBA Golden Shovel Real Estate Challenge. She is one of four recipients nationally of the NAIOP 2021 Developing Leaders Award.
