Michael Bingham is co-founder and Chief Investment Officer of Blue Diamond Capital.  Mr. Bingham is a Investment professional and CPA with over twenty years of investment management, merger and acquisition, financing, operations management, investor relations, real estate development and corporate governance experience.

As the CIO for Blue Diamond Capital, Mr. Bingham helped the company successfully grow its portfolio 400% to a value in excess of $500 million.  At Blue Diamond Capital, Mr. Bingham is intimately involved in managing multiple aspects of the portfolio companies including the acquisition, financing, equity funding, corporate strategy development and disposition. The portfolio includes assets in publicly traded securities, private equity and real estate investments.

Prior to Blue Diamond Capital, Mr. Bingham was the Chief Financial Officer for Phone Directories Company (PDC). Mr. Bingham joined PDC in December 2003. During Mr. Bingham’s tenure, PDC acquired several directories companies and more than doubled the company’s revenues.  In 2005, Mr. Bingham was responsible for the sale of the company’s Canadian division and in 2007, he was responsible for the sale of the majority of the company.

In addition to his involvement at Blue Diamond Capital, Mr. Bingham served on the board of Utah State University Foundation Board and was involved in Utah State University’s fundraising campaign which raised over $500 million for the University.

Mr. Bingham enjoys spending time with his family. He also enjoys fishing in Alaska, traveling, wake boarding, and March Madness.

Elizabeth is a multifaceted leader in the commercial real estate industry.  Her experience includes real estate development, design, tenant coordination, and operations.  She is recognized for leading compelling projects that are competitively distinct in their market and for defining relevant lifestyle amenities to expand tenant and consumer draw.  As a Development Director with the Wadsworth Development Group, Elizabeth’s projects include commercial, retail, mixed-use, and industrial developments.   Prior to joining Wadsworth, Elizabeth served in a variety of leadership roles at Brookfield/GGP including Development Director, Director of Tenant Coordination, and Operations Director.

A transplanted New Yorker, Elizabeth’s career in real estate began with positions in store design and development at Barneys New York and Coach.  Her key function in these positions was to communicate and strengthen the global brand identities through architecture and development of stores across the US, Hawaii, and Japan.  This distinct expertise translates to development and execution of projects that maximize appeal and productivity for both developers and tenants.

Elizabeth’s passions include music, travel, architecture, and entertaining.  During the 20+ years of residing in Utah, she has loved getting involved in the growing arts and cultural environment of Salt Lake City.

Lloyd Allen, J.D. is focused on professional real estate services including real estate law and real estate brokerage. Lloyd’s work experience has included work as Managing Director and Principal broker for CBRE in Salt Lake City where he worked in many facets of commercial real estate service, particularly transactions and brokerage. Lloyd legal and brokerage work has expanded to include business management and other professional services for CBRE, Larry H. Miller Real Estate, Mountain West Retail and the Utah Governor’s Office of Economic Opportunity.

Lloyd also played a major business, real estate brokerage and real estate law role at Newmark Grubb Acres Commercial Real Estate from 2006 to 2017 where he worked as the Senior Vice President, Corporate Counsel and Business Director. Lloyd supported the company and brokers in many areas, from assisting with business plans and specific real estate transactions, to ensuring that all agents were informed of and kept up-to-date with applicable commercial real estate laws. Lloyd also handled the company’s corporate operations and lead the company Receivership group.

Lloyd was previously a transaction and litigation Attorney for IBM and Hirschi Christensen PLLC. He worked for IBM in San Francisco and their corporate headquarters in New York where he served over six years as Corporate Counsel and played a role in their business operations.

Lloyd’s business and corporate experience has included the organization and management of legal entities, stock and asset acquisitions and dispositions, various real estate transactions, and secured transactions. Lloyd has extensive experience in business, legal and real estate areas.

Lloyd has a Bachelor of Science in accounting from the University of Utah, and a Law Degree from Boalt Hall School of Law at the University of California, Berkeley. Lloyd is a licensed attorney and active in the Utah State Bar real estate law and business law sections. He taught Business and International Law as an adjunct instructor at the University of Utah for almost ten years.

Brett serves as Global Head of Development for Property Reserve, Inc. (“PRI”), the commercial investment arm of the reserve funds of The Church of Jesus Christ of Latter-day Saints and is responsible for the leadership and overall management of all commercial real estate development and construction activities in various sectors, including office, industrial, hospitality, multifamily, and residential build-to-rent.

Brett has over 30 years of commercial real estate experience, having worked in the industry in law, commercial title insurance, homebuilding, investment and development.  He has developed mixed-use, residential, retail, senior living, office, industrial and hospitality projects.

Prior to joining PRI, Brett was a real estate attorney at Jennings, Strouss & Salmon and Fennemore Craig, two of Arizona’s largest firms. After practicing law, Brett was Vice President of Land Acquisition for D.R. Horton, where he acquired and entitled over 50,000 single-family residential lots, and Vice President of Residential Development and Investment for Trammell Crow Company, investing in residential projects throughout metropolitan Phoenix.  Most recently, Brett was Vice President of Real Estate Development for Opus Development Company, sourcing, entitling and developing a variety of commercial development projects in Arizona and Colorado, including high-rise mixed use, podium, garden-style multifamily and senior living projects.

Brett has been an adjunct professor in Arizona State University’s Masters of Real Estate Development program for the past 12 years and is an active member of ULI, NAIOP, and Valley Partnership past Board Chair and current Board member. He has served as an expert witness and frequently lectures on real estate law, real estate development and title insurance matters.

Ibi Guevara is a shareholder and the Vice President of Business Development and Marketing at Hunt Electric, where she has been instrumental in driving the company’s consistent growth over the past 17 years. Ibi’s passion for cultivating mutually beneficial relationships played a significant part in her contributions to Hunt Electric’s growth.

Her customers experience the same attitude of service and leadership. Ibi listens carefully to customers to understand their objectives. This critical step helps her offer customized solutions and build teams specially created to meet customers’ most essential needs. One of the most rewarding parts of building relationships for Ibi is to watch clients, colleagues, and her team members grow and thrive due to her investment in their success. Ibi has a talent for wearing many hats, and this has been a theme throughout her career. She is a member of the Salt Lake Chamber, EDCUtah, UMA, Truss, IFMA, and ULI Utah, serving as Utah District Council Chair from 2019 to 2022. During her time as Chair, our district council has grown tremendously, increasing membership 54% in three years!  Under her leadership ULI Utah launched an Advisory Board, the Women’s Leadership Initiative (WLI), the Diversity, Equity, and Inclusion Committee (DEI), and the YLG Mentorship Program. She currently serves as Governance Chair of the ULI Utah District.

Ibi’s work is infused with her unrelenting desire to be the best at whatever she does, and it has led her to be included in Utah Business Magazine’s “30 Women to Watch” in 2010 and “Forty under 40” in 2016. Ibi was named Salesperson of the Year by the Association of General Contractors Utah in 2009, SMPS Utah Marketer of the Year in 2010, Wasatch Women Business honoree in 2011, and the Salt Lake Chamber recognized her with their Pathfinder award for business leadership and community service in 2021. Ibi credits her success to her hard work and the people she has met and collaborated with during her career.

Ibi holds an MBA in Business Administration and Marketing from Colorado Technical University and a degree from Dimitrie Cantemir Christian University Faculty of Law, Romania. She is proficient in three languages. Ibi spearheads Hunt Electric’s community outreach activities.

Ibi is married to Darrin Guevara, and they have four beautiful children. In their spare time, the family enjoys traveling, camping, hiking, boating, and in the winter, skiing on the best snow on earth.

Jordan joined Gardner in 2022 to facilitate the generation of new land acquisitions and development opportunities for the company. He helps with investment analysis, underwriting, due diligence coordination, negotiation assistance, and risk analysis. Jordan is recognized as an industry leader who was a broker previously with Colliers and CBRE in Salt Lake City. During his career, he successfully leased a wide variety of office properties and worked to assemble numerous master planned developments valuing more than $1.5 billion in total consideration in addition to closing over $350 million in land and investment transactions averaging 100 to 150 total transactions per year.   Jordan executed many of Utah’s largest commercial transactions including an 11-story – 329,000-square-foot build-to-suit for the Gardner Group, and the largest office transaction comprising of 420,000-square-feet at the MicroFocus Tower in Provo.  His international work included working with local government officials and local agents securing land and underwriting deals for the Church of Jesus Christ of Latter-day Saints’ temple sites in Southeast Asia, Europe, and Australia.

Dan Lofgren, founder, president and CEO of Cowboy Partners and its sister company Cowboy Properties, has been professionally involved in real estate development, construction and management since 1975 when he joined the Salt Lake City-based Prowswood organization, where he was president from 1987 to 2001. As president of Prowswood Dan directed development and acquisition/rehab activities in the company’s primary markets of Utah and Southern California, as well as Colorado and Washington. In 2001 Dan founded Cowboy Partners and Cowboy Properties and was joined by most of the former Prowswood organization in a friendly spin-off from Lend Lease Development, the former parent company of Prowswood.

Under Dan’s direction Salt Lake City-based Cowboy Partners and Cowboy Properties have been involved in real estate development and/or management in Colorado, Nevada, Idaho, Washington, California and Utah. These projects include office, for-sale residential, mixed-use, luxury rental communities, mixed-income multi-family communities and affordable housing. Cowboy Partners has special emphasis on development and management of housing as a component of urban mixed-use development and transit-oriented development with particular focus on the inclusion of affordable housing in these communities. Dan is acknowledged as a pioneer in the development of mixed-income communities and mission-driven affordable housing.

Dan has been recognized by NAIOP as the 2017 Developer of the Year in Utah and was previously recognized the Utah Apartment Association with its Lifetime Achievement Award. He is also the former Builder of the Year as recognized by the Homebuilders Assoc. of Utah.

Dan currently lends his support to the community as a member of the University of Utah National Advisory Council, as the chair of the Pioneer Theater Company Board of Trustees, as a member of the Executive Committee (immediate past chair) of Envision Utah, a nationally recognized leader in regional growth planning, as a director of The Utah Refugee Connection, and as a member of several committees seeking solutions to housing affordability and stability.

Ruth Hill is a Partner at J. Fisher Companies. Her work involves establishing operational processes and cultural patterns that help all the global entities continue to expand and grow successfully. She works with land development, residential housing, multi-family housing, commercial projects and property management – all entities within the J. Fisher Companies’ portfolio.
Ruth started her career after graduating from Weber State University and went straight into corporate roles including operations and human resource. She has worked in education, finance management, and real estate. For the last decade, Ruth has worked with J. Fisher Companies and has been part of the phenomenal growth that the company has achieved. With the pipeline of upcoming projects, this growth pattern continues and the goal of improving communities with outstanding multi-family projects, residential neighborhoods and other real estate ventures has been one of the many reasons she enjoys her career.
Ruth has served on a number of civic boards including Planning Commission and Recreation Boards for her community. She is active within the Huntsman Cancer Institute volunteer programs and has lived in Utah for 34 years.

Mike lives by the phrases, “Make the world a better place than you found it” and “Be the best neighbor your neighbors ever had.” He knows his strengths and those are managing and working with people. “A good designer is important,” says Mike. “But so is getting the right people to the right place at the right time.” He enjoys managing how people interact and flow in and out of various phases of a project and appreciates HKS’ initiative to foster good leadership across all offices. With more than 44 years of experience, Mike specializes in both project management and construction administration for a variety of construction types including arts and entertainment project, hospitals, office buildings, hotels, schools, churches, airports and sports facilities. An active mentor to his Salt Lake City staff for over 25 years, Mike also is an Adjunct Professor at the University of Utah.

Bruce is a founding partner of Hamilton Partners, Inc., who heads the Salt Lake City office and is a managing partner that directs all aspects of development including: office, industrial, retail and multi-family, marketing, leasing, acquisition and all management activities in Utah.

During the past 36-years, Bruce has been responsible for the development of approximately 5.5 million square feet of office and industrial properties with a value of approximately $350 million dollars. Bruce has had extensive experience in land planning, zoning, entitlement and the development of vacant land and the subsequent use of the property for commercial development.

Prior to joining Hamilton Partners, Bruce was a partner with the Trammell Crow Company. While at the Trammell Crow Company in Chicago, he was responsible for the development, leasing and management of suburban industrial properties.

Since moving to Salt Lake City, Utah to open an office of Hamilton Partners, Bruce has been involved in the construction of the first Gold LEED certified office tower at 222 South Main Street, located in the heart of the Central Business District. Hamilton Partners also purchased several downtown landmarks including the Broadway Centre at 300 South State Street, the Lollin & Karrick Buildings on Main Street, and the Newhouse and Boston Buildings on Exchange Place. In addition, Mr. Bingham oversaw the completion of the $10 million renovation to the Boston Building, a 100 year old tower that is considered one of Salt Lake City’s first skyscrapers.

Randall (Randy) Woodbury is Vice Chairman of Woodbury Corporation, having served as President/CEO from 2011 through 2022. Previously, he had directed the company’s property management operations for 30 years, during which time, the management portfolio grew to exceed 10 million sq ft in 13 Western and Midwestern states. He is Principal Broker for Woodbury Corporation and holds active Utah Real Estate and Insurance licenses.  In 1987 he earned the Certified Property Manager® designation from the Institute of Real Estate Management, an affiliate of the National Association of Realtors, for which he has served in many local and national leadership positions, including as its 2010 International President.  Mr. Woodbury serves as a Director and Board Chair of the Federal Reserve Bank of San Francisco, Salt Lake City Branch and on the boards of Envision Utah and the Granite Education Foundation, SLC, UT.  He is a graduate of the University of Utah having earned a B.A. in Business Finance with emphasis on Real Estate.
